Operator and service

PermitPulse is the permit and property-record research brand within ENM Ventures. Permit Deep Research is its manually reviewed research service. SGV Turf is a separate rebate-first local lead funnel and is not a PermitPulse service.

PermitPulse provides informational public-record research, evidence organization, concise research briefs, and question preparation. PermitPulse is not a government agency and is not affiliated with any permitting jurisdiction.

Research limits and no guarantee

PermitPulse does not provide legal, architectural, engineering, surveying, title, code-compliance, contracting, or other licensed professional advice. It does not file permits or make official agency determinations.

A brief does not guarantee approval, completeness, ownership, access, entitlement, code compliance, project feasibility, processing time, or any particular outcome. Customers remain responsible for confirming requirements, deadlines, fees, records, filings, and decisions with the responsible agency and appropriate licensed professionals.

Public records, third-party sources, and currency

Permit portals, agency pages, maps, scanned files, property records, and other third-party sources may be incomplete, delayed, changed, unavailable, or inaccurate. “Not found online” is an evidence gap, not proof that no record exists.

A research brief reflects the sources available and reviewed on its stated retrieval dates. Links to third-party sources are provided for traceability and do not mean PermitPulse controls or endorses those sources. Material conclusions must be reverified against current primary sources before they are reused for a new property or decision.

Customer-provided information

Submit only information you have the right to share. You are responsible for the accuracy of addresses, permit numbers, documents, contact details, and other information you provide.

Do not submit Social Security numbers, financial-account details, health records, passwords, government identity documents, or other highly sensitive personal information. PermitPulse may ask you to redact irrelevant personal details before records are reviewed.

Privacy and analytics

Information submitted

The Permit Deep Research intake form collects a California property address, research goal, optional context, name, and email supplied voluntarily. Form submissions are processed by Formspree. If you continue by email or provide records, PermitPulse also receives the information and documents you choose to provide.

Usage measurement

Google Analytics and Cloudflare Web Analytics may collect basic technical and usage information such as page path, referrer, campaign parameters, and interactions with content, source links, samples, calls to action, and forms. PermitPulse analytics events are designed not to include names, email addresses, property addresses, free-text descriptions, form contents, or URL query strings that could contain those details.

Use, sharing, and retention

Information is used to review and respond to requests, perform accepted research, operate and improve the site, understand aggregate demand, and protect the service. PermitPulse does not sell personal information. Information may be shared with service providers when needed to operate the site or perform requested work, or when required by law. It is kept only as long as reasonably needed for those purposes; no fixed retention period is promised here.

Reusable learning and playbooks

Completed work may improve non-sensitive jurisdiction playbooks, source maps, query patterns, research checklists, source-reliability notes, recurring failure-pattern notes, and customer-objection knowledge.

Reusable playbooks and aggregate analytics should not contain customer names, contact details, private documents, exact customer addresses, or free-text request contents. An anonymized lesson must not be published if the remaining details could reasonably identify a private person or property.

Editorial and Permit Nightmares standards

PermitPulse field notes distinguish verified fact, reasonable inference, and unknowns and cite primary official sources for factual claims. Source pages carry a last-verified date so readers can judge currency.

Permit Nightmares uses “true bureaucracy, useful lessons” storytelling. It does not fabricate supposedly real events, expose private people or properties, imply criminal conduct without authoritative adjudicated evidence, or present a composite as a real case. Redacted cases and composites are labeled. Content is informational and not legal advice.

Offer, scope review, and availability

The displayed founding offer is three California addresses for $299 total, with a target delivery of 48 business hours per address after scope confirmation and receipt of required information. Submitting the intake form confirms only that a request was received. It does not create an engagement, confirm acceptance, promise delivery, or process payment.

PermitPulse reviews fit and scope before arranging payment. Service scope, capacity, public-source availability, pricing, and delivery estimates may change before an engagement is accepted.

Acceptable use and intellectual property

Do not misuse the site, interfere with its operation, use it unlawfully, impersonate another person, submit information without authority, or use automation that unreasonably burdens the service.

PermitPulse branding, original site content, interface design, and original reports are protected by applicable intellectual-property rights. Government records and third-party materials remain subject to their respective rights and terms; PermitPulse does not claim ownership of public records.
